Theatre construction: building the house, stage and systems under one coordination
Building a theatre brings structural, architectural, acoustic, electrical, mechanical and stage works into one room, and each affects the others. When these packages are split among contractors who never talk, clashes appear: a duct running where a lighting bridge should be, or a door that misses its isolation target. At BoxTech O2mea we build theatres under one technical coordination that ties these works together.

How we approach theatre construction
We start by reviewing approved drawings for buildability and flag inter-discipline clashes before they reach site. We then sequence the works to protect sensitive finishes, so seats and textiles are not installed before dusty trades are complete.
Quality in a theatre is measured by things the eye may never see: properly sealed joints in an isolating wall, a floating floor decoupled from the walls, rigging points fixed to approved loads. That is why we use hold points during the works, not only at handover.
We work directly for owners or as a specialist subcontractor under a main contractor, following approved drawings and the requirements of Saudi authorities, and we photograph concealed works before they are closed.

Project types
- New theatre inside a building under construction
- Conversion of an existing hall into a theatre
- Refurbishment and systems upgrade of an older theatre
- School or university theatre
- Risers and seating inside an existing shell
Project phases
- Drawing review — Clash checks between structure, architecture, HVAC, electrical and stage systems.
- Mobilisation and sequencing — A works plan that protects sensitive finishes and defines hold points.
- Light structure and risers — Concrete or steel risers, seat plinths and stage structure.
- Isolation and finishes — Isolating walls, ceilings, cladding and acoustic treatment.
- Technical systems — Lighting, sound, drapes, rigging points and control.
- Testing and handover — Commissioning, acoustic measurements on request, documents and training.
Materials
Concrete risers or galvanised steel frames
Chosen according to the existing structure and required flexibility.
Double-leaf plasterboard walls with mineral wool
To isolate the room from outside noise.
Acoustic doors with sealed frames
For entrances and control rooms.
Certified rigging fixings
For lighting bars and drapes.
Engineering aspects
Loads
Rigging points and lighting bars are designed to loads approved by a structural engineer.
Noise control
Low air velocities at HVAC outlets and vibration isolation for plant.
Riser tolerances
Step heights are set accurately because errors affect both sightlines and safety.
Fire protection
Materials with suitable fire classification, approved before procurement.
Figures quoted are general guidance from common professional practice; final values for each project are set by its use and the requirements of the competent authorities.
Applications and clients
- Government and cultural theatres
- Schools and universities
- Hotels and resorts
- Entertainment complexes
We deliver theatre construction first in Saudi Arabia: Riyadh where we are based, then Jeddah and the Makkah region, Dammam and Khobar in the Eastern Province, Makkah and Madinah, and other regions. Beyond that we serve GCC countries (UAE, Qatar, Kuwait, Bahrain and Oman), aligning with each country’s local requirements, and we review international requests case by case.
Checklist before you start
- Has the dominant performance type and annual use been defined?
- Have sightline sections been drawn for the furthest and nearest seats?
- Are wing space and the scenery get-in route adequate for expected productions?
- Are rigging points and loads approved by a structural engineer?
- Have target reverberation and background noise been set?
- Does the control room see the stage directly and hear the real house sound?
Common mistakes we help you avoid
- Reducing the rake to save height and discovering blocked views
- Choosing glossy finishes near the stage that reflect show lighting
- Postponing front-of-house lighting positions until after the ceiling is closed
- Neglecting isolation of plant rooms next to the house
Requirements in Saudi Arabia
In the Kingdom, theatre projects pass Civil Defense requirements and the Saudi Building Code, particularly on egress, fire performance of materials, alarm and suppression. We prepare drawings and specifications so these requirements are reviewed early with the approved consultant, and use materials with test certificates suitable for public venues.
What you receive
- An initial technical notes report after drawing review or site visit
- A clear itemised scope of work
- Approved drawings and specifications before construction
- A programme linked to project stages
- Records of concealed works and handover with documents and training
How to prepare your request
To speed up the study, prepare what you have: the architectural plan (PDF or CAD), building sections and clear heights, the expected audience size, the main uses in order of importance, photos of the existing site if any, and the target programme. The information need not be complete; helping you complete it is part of our work.

Frequently asked questions
Do you act as main contractor or subcontractor?
Both are possible. We contract directly with owners or work as the specialist theatre contractor under a main contractor.
Do you warrant the works?
Yes. Warranty period and scope are defined in the contract according to the works and materials supplied.
How do you control quality of concealed works?
We photograph isolating walls and floating floors and inspect them before closing, and share the record with the owner.
Do you work outside Riyadh?
Yes. We deliver across the Kingdom and cover GCC countries depending on the project.
